Power Distribution
Each floor of the building has a house panel for the HVAC, emergency lighting, night lights, corridor lighting and distribution power inside an electrical closet. Each electric closet has sufficient capacity for electrical panels to distribute the power for all tenant requirements.
HVAC
The Centre features water source heat pump system based around a central cooling tower located on the campus in an architecturally appealing and noise-reducing enclosure. The central piping loop facilitates the installation of new heat pumps (zones of control) as desired for comfort.
The HVAC system complies with the ASHRAE 62-1989 standard, which addresses indoor air quality. Outside air is introduced into the space via a system that utilizes enthalpy wheels and roof mounted air-conditioning units to provide adequate amounts of fresh, filtered, conditioned outside air at minimal operating cost. Pre-treating the air before it enters the building reduces airborne dust, pollen and humidity levels.
Direct Digital Control (DDC)
The DDC system regulates and controls the HVAC system according to custom programmed interval parameters throughout the day and night for maximum efficiency. Each floor plate within the building can be broken down into DDC zones to accommodate the area work patterns and adjust the environment accordingly.
Plumbing
The building contains centralized “core” restrooms which comply with ADA requirements for fixture accessibility.
