Power Distribution
Each building has a house panel for the make-up air units, emergency lighting and external lighting. Each tenant suite has sufficient capacity for electrical panels to distribute eight watts per square foot below the finished ceiling.

HVAC
The building has a make-up air unit which provides filtered and tempered outdoor air to all spaces. Heat and humidity exchangers called enthalpy wheels use the exhaust air to pre-treat the outdoor air. In summer the outdoor air is cooled and dehumidified; in winter it is heated and humidified by the enthalpy wheel. This minimizes operating costs for each tenant.

When occupied, the building pressure is controlled to be slightly higher than the outside. Thus, outward flow of air prevents moisture infiltration and cold drafts.

Excessive humidity is actively controlled during occupied and unoccupied times to prevent the start of any mold or mildew accumulation. All ductwork is hospital grade using no internal insulation, for cleanliness.

Each tenant will control their own space since they will program and operate all of the zone thermostats within their space.
